The Dover Street Residence is a custom modern coastal home designed in response to the unique requirements of an AE flood-zone property in St. Petersburg. With a Base Flood Elevation of 9 feet, the design elevates the primary living spaces above a predominantly unconditioned ground level while integrating the floodplain requirements into the overall architecture of the home.
The residence provides approximately 2,733 square feet of conditioned living space, supplemented by approximately 740 square feet of exterior balconies and a 1,394-square-foot unconditioned ground level. The elevated configuration creates opportunities for expansive outdoor living while accommodating garage, access, and support functions below.
Constructed primarily with CMU masonry, the home combines the durability required for Florida’s coastal environment with a clean, modern coastal aesthetic. Deep overhangs, elevated balconies, vertical proportions, and a restrained material palette give the residence a contemporary identity while responding to the realities of elevated construction. Site planning, flood requirements, vertical circulation, structural organization, and indoor-outdoor relationships were considered together to create a home that responds to its coastal setting without allowing the technical constraints of the site to define the architecture.
