N. Florida Ave. Townhomes is a four-unit, three-story residential infill development located along North Florida Avenue in Tampa. DAC’s involvement began with an evaluation of the development potential of the commercially zoned property and continued through entitlement and architectural design.
The site presented a unique zoning challenge. While designated CI – Commercial Intensive, the property’s CC-35 future land use designation supported greater residential density, creating an opportunity to introduce attached housing through the City of Tampa’s Special Use process. DAC evaluated density, setbacks, access, parking, the Tampa Heights Overlay, and applicable development standards to establish a viable residential strategy for the property.
DAC developed the conceptual site plan and led the project through a successful Special Use 1 (SU1) approval, establishing the entitlement necessary for the four-unit attached residential development to move forward. Following entitlement, DAC advanced the project into architectural design as four contemporary three-story townhomes. The vertically organized units incorporate private garages, multilevel living spaces, balconies, and private residential entries within a compact urban footprint. The project demonstrates DAC’s integrated approach to development—beginning with understanding what can be achieved on a property, navigating the required approval process, and carrying that strategy forward into the architecture itself.
